If you’ve ever wanted a Lake Geneva hotel room with a real refrigerator and a couch, a condotel is the answer. Most of these buildings put you in a suite with a kitchen or kitchenette and a balcony.
They’re very different from each other, though. A 300-square-foot room at The Abbey and a 2-bedroom suite on Delavan Lake are both condotels. Here’s how to pick.

What Is a Condotel?
A condotel, short for condo hotel, is a hotel where each room or suite is a condominium owned by a private owner. When the owner isn’t using it, the hotel rents it to guests through its own front desk. For a guest, it books like any hotel, often with the space of a small apartment.
The difference shows up when you open the door. Owners decorate their own units, so two suites at the same rate can look like they came from different decades. The Cove and Delavan Lake Resort say so right on their booking pages.
One wrinkle: some owners skip the hotel program and rent their units directly on vacation rental sites. Those stays may not include front desk services, so read the fine print before you book outside the hotel’s own site.
Downtown Lake Geneva Condotels
Four condotels sit in downtown Lake Geneva: The Cove of Lake Geneva and Mill Creek Hotel on Center Street, and Bella Vista Suites and Harbor Shores on Wrigley Drive. All four include parking, which matters in a downtown with paid street parking, and all are a few blocks from Riviera Beach and the boat tours.
The Cove of Lake Geneva
The Cove is the largest downtown condotel, with 222 condo units and 194 guest suites per Travel Wisconsin, in studio, loft, 1-bedroom, and 2-bedroom layouts. Every suite has a full kitchen, a fireplace, and a patio or balcony. The indoor pool runs year-round, and the seasonal outdoor complex adds an oversized pool, zero-depth entry area, hot tub, and cabana bar.
On a July Saturday the outdoor pool deck is the reason people book here. Lake City Social is attached for lunch or dinner. The 2-bedroom layout (a king room, a room with 2 twins, and a sofa sleeper) is the one wedding blocks ask for.

Mill Creek Hotel
Mill Creek Hotel at 123 Center Street has 33 suites, each with a private bedroom, a living room with a fireplace, a kitchen, and a jetted tub. Guests get a free hot and cold breakfast daily and one parking space per suite in an underground garage with an elevator.
Suites come in 3 tiers sorted by view: Silver (downtown), Gold (the creek and nature preserve), and Platinum (Geneva Lake, with a balcony). The garage is the underrated perk on a Venetian Festival weekend.

Bella Vista Suites
Bella Vista Suites at 335 Wrigley Drive is a 39-suite, 4-story condotel facing Geneva Lake with a private pier, an indoor pool and whirlpool, a dry Himalayan salt sauna, and the Lakeview Spa. It connects to the Baker House restaurant. Full kitchens, ovens, and fireplaces are in certain suites only.
Ask for a lakeside suite. The balcony at sunset is what you’re paying for, and boat and paddleboard rentals are nearby if the pier makes you want to get on the water.

Harbor Shores on Lake Geneva
Harbor Shores at 300 Wrigley Drive is a 5-story lakefront hotel whose 108 units are individually owned condominiums, according to MLS records. Many rooms have lake views and private balconies, and the hotel has indoor and outdoor pools, a whirlpool, a sauna, and an exercise room.
It runs more like a traditional hotel than the suite buildings, with rooms around 400 square feet. The location is the draw: the downtown lakefront, with boat rentals next door.

Fontana: The Abbey Resort
The Abbey Resort at 269 Fontana Boulevard is a 334-room condotel on the west end of Geneva Lake, including 13 suites, with a patio or balcony in every room. It has an indoor pool with a waterslide, seasonal outdoor pools, the 35,000-square-foot Avani Spa, 240 Degrees West restaurant, and the Abbey Harbor marina next door.
Rooms are standard hotel size, about 300 square feet, with a refrigerator. You choose by view: pool, harbor, or resort. Harborview rooms face the marina and the lake.

Delavan Lake Resort is a 58-suite building where every suite has a kitchenette, a gas fireplace, a pull-out sofa, and a deck or patio.
Lake Lawn Resort
Lake Lawn Resort at 2400 E Geneva Street has 271 rooms, lofts, and suites across 250 acres, 222 of them condominium units in its Lodges buildings. The resort has an indoor pool and 2 outdoor pools, Calladora Spa, an 18-hole golf course, a marina, and restaurants including 1878 on the Lake and the Lookout Bar and Eatery.
This is a whole-resort stay: golf in the morning and a boat in the afternoon. In winter the seasonal Lakeside Igloos book up. Lodges lofts add a second sleeping level for small groups.

Delavan Lake Resort
Delavan Lake Resort at 1505 South Shore Drive has 58 suites. Each has a kitchenette with a full-size refrigerator and dishwasher, a gas fireplace, a queen pull-out sofa, and a deck or patio. Amenities include indoor and outdoor pools, a whirlpool, a lakeside sun deck, a fitness center, a game room, and guest laundry.
The 2-bedroom lake-view suites are the pick, at 860 to 1,250 square feet with room for up to 8 guests in the premium layouts. Pools run 7 am to 10 pm Sunday to Thursday and until 11 pm Friday and Saturday, weather permitting outside.

Grand Geneva: Timber Ridge Lodge and Waterpark
Timber Ridge Lodge at 7020 Grand Geneva Way has 225 suites on the Grand Geneva grounds, each with a kitchen, whirlpool bath, private bedroom, fireplace, and covered balcony. The Moose Mountain Falls indoor and outdoor waterpark covers about 50,000 square feet, and guests can use Grand Geneva resort amenities.
The waterpark is the whole point, and its indoor side is open year-round, which makes Timber Ridge one of the easiest January weekends in the area. The kitchens are real, with full-size refrigerators and dishwashers.

South Shore: Hayloft Lodge
Hayloft Lodge at W3216 South Lakeshore Drive is 15 condominiums inside the circa-1900 carriage house of the Loramoor estate, converted in 2000. There’s no front desk; owners rent their units through vacation rental sites. Shared amenities include an outdoor pool, courtyard, fitness room, game room, sauna, and boat and trailer parking.
Units are mostly 1-bedrooms with original brick, high ceilings, and some quirks, like a sleeping loft in a former silo. A public boat launch is nearby, which is why the boat-trailer parking matters.
Best for: A boating weekend on a budget, with some history in the walls
One catch: Book through the owner’s rental listing; there’s no hotel service
How to Book a Condotel Stay
Book hotel-run condotels through each hotel’s own website or front desk, and book Hayloft Lodge through the owner’s vacation rental listing. Pick the layout first, then ask about view and decor, since each unit is individually owned. Room tax and state sales tax are added to the nightly rate.
- Book direct. The Cove advertises a best rate guarantee and no change fees on its own site, and direct booking keeps you inside the hotel’s service.
- Layout beats photos. Photos show one owner’s unit. The layout is what you’ll actually get.
- Ask for the view. Lakeside at Bella Vista, Platinum at Mill Creek, harbor view at The Abbey, lake view at Delavan Lake Resort.
- Budget for tax. The Lake Geneva Regional News reported the city’s room tax rose from 5% to 8% in June 2021, and Wisconsin sales tax applies on top.
- Book big weekends early. Venetian Festival in August and Winterfest fill lodging fast. Check the Lake Geneva events calendar before you pick dates.
Condotels by Season
Summer is peak season everywhere, and outdoor pools at The Cove, The Abbey, Lake Lawn, and Delavan Lake Resort only open then. Weekend crowds thin after Labor Day. In winter, the waterpark at Timber Ridge and the fireplace suites downtown and on Delavan Lake make condotels one of the easier ways to do a cold weekend.
Summer. Book July and August weekends early, especially downtown.
